Job Summary Under general supervision of the CFO, the Manager of Strategic Business Services oversees Utility Management, Utility Procurement, Refuse Management, and Ancillary Revenue.
Ancillary Revenue includes laundry agreements, cable marketing agreements, roof top lease agreements, and other opportunities as they present themselves.
This position maximizes the return on financial assets by identifying expense reduction and revenue enhancement opportunities.
Essential Responsibilities Due to the variation of the position, the Manager of Strategic Business Services may be responsible for any of the following
Responsibilities:
Review existing and new cable contracts, laundry contracts, roof top leases, & utility contracts Work with third party energy procurement companies to obtain utility contracts that control utility expenses.
Work with third party telcom consultant to right size the data and telecommunications needs at all the sites.
Develop bandwidth benchmarks based upon units, # of computers, security systems, etc.
Develop and report on benchmark analysis of apartment community utilities in order to identify high utility consumers and prioritize cost savings retrofits.
Develop and report on benchmark analysis of apartment community laundry revenue in order to identify low income producing assets and prioritize revenue increasing efforts.
Review and report on late fee reports of third party utility payment processor.
Review and report on Vacant Recovery efforts and effectiveness, engage Accounting, Operations, and Compliance to ensure fees are understood, charged and collected.
Negotiate with National Vendors as it pertains to contract terms, pricing, and rebates.
Oversee the vendor billing audits for utilities, refuse, and telcom to ensure the Company is not overcharged compared to contract terms.
Implement where applicable water recovery programs (Market Rate Properties) Implement where applicable Common Area Lighting Retrofits.
Review and implement where applicable renters insurance program.
Review and implement where applicable corporate wide paperless initiative.
Oversee the supplier contract negotiation and vendor rebate programs.
On a regular and continuous basis, exercises administrative judgment and assumes responsibility for decisions, consequences, and results having an impact on people, costs, and/or quality of service within the functional area.
