SUMMARY Keep property in best maintenance condition.
Work with Property Manager to run the building as effective as possible.
Handle plumbing, electrical, heating, air conditioning and appliance repair Monitor all aspects and have full knowledge/control over the building and maintenance program.
Monthly, complete building walk through, filing building preventative maintenance schedule and complete all needed work found.
RESPONSIBILITIES The Maintenance Tech's responsibilities and authority include but are not limited to the following:
Maintain a professional, courteous, knowledgeable, and helpful attitude with the residents and fellow employees.
Promote this attitude with all your personnel.
Assist residents with problems and requests to the best of your ability and to limits of your authority.
Maintain curb appeal of the exterior of the building and common areas of the building.
Comply with the dress code and wear supplied uniforms.
Work attire must be neat and clean at all times.
Adhere to all policy/procedures outlined in the employee handbook.
Complete all maintenance requests, fill out completely and return to the property manager.
Schedule contracts and sign off on completed work orders and invoices.
Cover building emergency on-call as scheduled.
Meet with the property manager or Lead maintenance tech once a week.
Discuss work procedures, priorities, goals and special jobs to be completed.
Assist Management in distributing notices.
Complete all turn units and schedule contractor as needed.
Oversee units to completion and notify office when ready to rent with a 3-to-5-day turnaround.
Assist pest control (when applicable) Walk grounds weekly and look for trash, maintenance problems and damages.
complete work as needed.
Complete unit inspections as scheduled and make needed repairs.
Work with contractors as needed.
Ensure that the resident's safety is always a prime consideration, and work is done per LBP O&M Plan (where needed).
Other duties as assigned.
REQUIREMENTS MUST HAVE EXPERIENCE WITH UNIT TURNS/MAKE READIES Have an excellent and professional attitude towards resident care.
Schedule and complete all daily/weekly maintenance tasks.
Work on ladders (10-20 feet), under sinks, climbing stairs, bending, stooping, walking, standing and the ability to lift (up to 80lbs).
Inspections, including walking grounds weekly and look for trash, safety hazards or any security issues and report them to the Property Manager.
Work with contractors as needed.
Complete training as required by RHM.
MUST SUPPLY YOUR OWN TOOLS (the building will supply specialty tools such as drain sake, extension ladders).

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
